Grangefields: Building the foundations of a future ready community.

The art of great design takes many forms when creating a master-planned legacy project. In keeping with a focus on producing internationally renowned projects delivering quality outcomes for a diverse range of residents, 3L Alliance engaged Spiire as civil engineers for their forthcoming Grangefields community

Identifying the scale and importance of this community being at the forefront of the Melton East PSP, 3L Alliance engaged experts in this field over five years ago when the vision for the Grangefields blue-print was in its’ early stages. It was at this point that Spiire’s National Practice Area Lead in Engineering, Leigh Holmes began work as part of a team to make sure the urban planning framework could meet the development’s future needs.

Service systems are designed to be discreet, unassuming, cohesive and intuitive, and it’s because of this skilful and strategic decision-making that the role of civil engineering can be overlooked.

“From the early days of our engagement, we’ve been working closely with local government and planning authorities to help address infrastructure needs to facilitate development and educate stakeholders on engineering implications. From the outset we’ve been aligned with 3L Alliance’s vision to create the under-pinning’s of a vibrant community that will enjoy ample green spaces with connection to waterways and wetlands, while also considering conservation and impacts to the local environment.” Says Leigh

When planning for greenfield communities, matters that come into focus for Leigh and his team include the logical flow of water and land planning implications throughout the estate based on the unique character of the local geography, as well as efficient cost management to support resident affordability in years to come.

“There’s a lot of collaborative problem-solving that we undertake on these projects, and the strength and value of our team lies is our ability to provide an integrated and highly technical, advisory services with civil engineers, landscape architects, construction consultants, surveyors, town planners, urban designers, water engineers all involved in the consultation process”.

As quality, high-growth corridor sites are increasingly fewer and far between, Leigh and his team at Spiire are energised by the scale and complexity of this project and the clear vision of 3L Alliance in delivering a thriving new community.

Currently in the exhibition phase of the PSP planning process by the Victorian Planning Authority, once approved, 3L Alliance’s Grangefields community will comprise of a proposed 350 hectares of residential, parkland and wetland development, paving the way to deliver approximately 6000 homes that will cater for a diverse range of households and buyer profiles.
