
When Ross Snowball and his Multiplex team first met with 3L Alliance to discuss their new project, it was the beginning of what would become a strong relationship between two visionary organisations, defined by an alignment of values.
At that time, over ten years ago, 3L Alliance was a new player in the Melbourne property development market with a senior team drawn from leading developers across Australia, led by the Li family who had a vision to transform the Melbourne City skyline with a sculptural tower called Queens Place.
Partnering with a client for the build of 819 apartments with a 6 level basement and a ground floor retail precinct is not entered into lightly in the world of construction.

For Ross and his team, a true partnership is defined by clients who invest in strong design outcomes, respect the expertise being provided and recognise the effort and commitment of their construction team.
Featuring a striking design created by project Architects FK, and Cox, the Queens Place aesthetic required every bit of Multiplex’s exemplary skills to transform the vision to a place of bricks and mortar.
Externally, problem solving included the formation of the distinct curtain wall façade of Queens Place including over 12,500 custom-made façade panels, in addition to the installation of several hundred architecturally designed fins, while a custom anodised aluminium ‘Lantern’ roof screen on Level 80 – a signature feature of the design – required extensive planning and design consultation.
A sight to behold, the main Queens Place lobby entrance feature required over 2,000 individual anodised aluminium extrusion light fittings, along with the installation of crafted Italian marble stone slabs on walls and columns.
Beyond the façade, lobby, basement and retail precinct, delivery also included luxe amenity including two pools with city views, two saunas, a fully equipped gym, mahjong room, private garden terraces, private dining and cinema, wine cellar and karaoke suite.
“The close collaboration between Multiplex and 3L Alliance resulted in Queens Place winning the coveted Residential High Rise Development category at the 2022 Asia Pacific Property Awards – and although that’s a wonderful outcome, the thing that stands out in our memory was the journey and what we were able to achieve as a team.” Says Ross Snowball.
In addition to award recognition, on settlement Queens Place has been broadly viewed by residents, retail/ office tenants, local workers and visitors as an accomplished and highly functional lifestyle and activity precinct.
In working through the delivery of Queens place, 3L Alliance and Multiplex have created a blue- print for a successful working partnership where both parties have navigated through the complexities of a uniquely individual development through collaboration and alignment.
